Nice houses for nice people (and their nice pets!)
Welcome to Wilson Family Rentals, we’d love to show you around! But before that, we thought we’d tell you a bit about our approach to renting.
First things first: We actually like students as tenants and we actually like pets living in our houses. Shocking I know, but over the years we've found that students are just like other people who appreciate a nice home and are willing to make the effort to keep it looking nice.
We love pet owners because we are always looking for folks who care about something more than just themselves. It has been our experience over the years that folks who have pets usually can and do know how to behave responsibly.
We do ask for references, and your pet (and you) have to sign a pet lease that spells out what the requirements are for keeping pets at our properties. There is an extra deposit, but we don't charge pet rent.
We try really, really hard to be good neighbors to the folks who live around our homes. People who live in the neighborhoods where we've been lucky enough to buy a house are mostly working people with families. They want their neighborhoods to be pleasant to live in, safe for their children and pets, and not noisy. The tenants who have enjoyed our homes the most have been willing to live in harmony with and reciprocate that approach to being a good neighbor.
We’re locals who own and manage our own properties. We’ve been offering "Nice Homes for Nice People" in Boulder for over 45 years. Our philosophy is that we want to keep our houses in good condition so that we can attract tenants that want a nice place to live at a reasonable price. We believe that finding and keeping good tenants is the most important part of achieving our goal of being decent landlords renting nice houses.
To help us find and keep good tenants, we've developed several approaches that we think are helpful in finding folks who are the right fit for our homes.
You are dealing with owner management at all times. If you have a problem, or a request for a repair, or a question about your responsibilities, you're going to be speaking with me directly. No more getting lost in voice mail, or being ignored by management. We actively work towards making your experience with your home the best you will ever have in Boulder, Colorado.
Most of our houses have automatic sprinkler systems to help the tenants keep the yard in good shape with a minimum of effort. We even provide power lawnmowers for all of our houses so it is easy to cut the lawn and make the yard look nice.
We return security deposits with interest. Nothing makes me happier than to return a full deposit to our guests when they do decide to tackle new adventures. When I can return a full deposit, it means that you were responsible, and that I have gotten our home back from you in good condition ready to rent for our next guests. Interest is paid on all deposits at the rate set by City of Boulder ordinance for security deposits.
We offer a good tenant discount program which encourages our guests on a monthly basis to reduce their rent by their own actions. Folks who demonstrate their commitment to taking good care of our houses and to behaving as good neighbors deserve our thanks on a real time basis. The really good news is that it is pretty simple to qualify. Mostly, you just have to pay the rent on time, not upset the neighbors with bad manners, loud parties, inappropriate behavior for family neighborhoods, or not taking care of the yard. Our lease agreement spells out all the legal rules at the beginning of the lease but this will at least give you the general idea.
If something breaks we fix it as soon as we can. On average, our trade vendors like our plumber and our electricians have been working with us for over ten years. They are responsive and capable, and we try to treat them like gold because they are fully invested in our approach to making your life as comfortable as possible. They come when they say they will come. If you can't be there (or chose not to be there for any reason when they schedule the appointment), we'll meet them so you don't have to be bothered.
All our homes are no smoking (of anything) residences. That is not because we think we know more about how you should live your life than you do. We adopted this policy a number of years ago because we have found that cleaning houses that have been smoked in is extremely expensive and doesn't work all that well. That goes for all products including tobacco and cannibis and anything else you can imagine. The possession or use of marijuana or its derivatives is a federal crime and we cannot permit it under any circumstances.
The whole idea is to make your home as comfy and as reasonably priced as we possibly can and still maintain the quality of the properties and good relations with the communities our houses are a part of. If you don't see something that fits your needs at the moment, please feel free to check back. We put additional homes on the web when they become available, or when current tenants let us know for sure they won't be re-renting for the next year.
